It’s been awhile since my last blog post here at the Part Time Investor. I’ve been going to college full time while deployed to Kuwait with little free time. I’ve still been investing in Acorns and M1 since those portfolios are automated. In my spare time I have been able to read The Book on Rental Property Investing: How to Create Wealth and Passive Income Through Buy & Hold Real Estate Investing by Brandon Turner.
Investing in real estate is one of my ambitions for the near future. Not only does a rental property generate rental income it also appreciates over time. As a buy and hold investor this has always appealed to me. Besides, everyone needs somewhere to live but not everyone can buy a home. Landlords will always be needed to provide housing to a never ending market of renters.
Brandon Turner, a full time contributor to Bigger Pockets and the Bigger Pockets Podcast, really went into clear and concise detail on becoming a rental property owner. Whether is is single family home or multi-unit apartments he has a breakdown and plan for just about anything. In almost every chapter he directed readers to the Bigger Pockets website, biggerpockets.com, to find information such as legal forms, forums to ask questions; and guides on specific types of properties, markets, and strategies.
Topics I enjoyed most:
- Single family to multiple unit apartment investment strategies.
- Negotiating and closing on properties.
- Financing options.
- Managing Properties.
My biggest takeaway was on determining whether investing in a specific property makes sense. There are a couple rules of thumbs and formulas that Brandon discusses but he makes it clear it has to work for you and your market.
As far as rating The Book on Rental Property Investing let me put it to you this way: The guys at work keep asking me to borrow the book, which I am happy to do, under one condition. I GET MY BOOK BACK. I anticipate this book to be my number 1 resource for years to come as I start my rental property investing journey. Thank you Brandon Turner for such a great book!
